    Do banks other than in Missouri require the Architect to obtain a building permit PRIOR to closing a clients loan? I haven't had to do this for the 30+ years I have been in practice. Now it's happening in every major city. It make it hard to get get paid by the client.

    In Utah, Wells Fargo, Bank of America and Academy Mortgage are requiring permits sometime prior to the first disbursement. And they typically reimburse the owner for expenditures on design services and other professional services at closing.

    Hello George: Many banks consider completed construction documents part of the collateral (or equity participation) required for the applicant to provide PRIOR to using loan funds.
