I do a substantial amount of work for a small private university which uses a single GC for most of the work. Working with this contractor in what amounts to a design/built system is very beneficial to the client in that costs are developed before major design is underway. My client is the university so from that standpoint its a normal AIA B105 type contract, but with the building of a trust between the architect/contractor/client I can assure my position and cooperation of the contractor. In this situation its is truly win/win.
