    Has anyone pursued getting residential rehab work under the 203K program?     Thad,

    I spent the last year chasing 203(k) work here in Utah. To facilitate that, I became certified by HUD as a 203(k) Consultant and teamed up with a general contractor that specializes in 203(k) work. It turned out that, in my state, the 203(k) work is very sparse and what work exists doesn't pay well for design and consulting. Consulting fees are limited by HUD regulations and design fees are hard to come by. Spin-off projects are non-existent. Things may be different in Virginia. Good luck!

    The program is subsistence level work.  Very small budgets, rapid deadlines, and not much room or budget for creativity.  It is primarily geared towards the technical side of architecture - do the minimum, do it cheap, do it immediately, and take all the liability.  I only take it when I can get the owners to add funds from their pocket.
