Jennifer - About 4-5 years ago I picked up an AIA recommended condo supplement to the AIA contract for services . It was three (or so) pages of supplemental conditions to the contract between owner and architect for condo projects. Not sure if it still out there or if it has been updated. You need to protect yourself as best as possible from litigation. One professional friend said to carry a reserve of $30-50K or more for your defense (not if, but) when you are sued. Your E&O provider may offer a contract review service or have a condo supplement they suggest.
As for fee, that is up to you. I can tell you I would probably not touch a condo project due to the risk. However, you might consider a full fee (percentage of construction for the project, plus a defense reserve that is placed in trust for ten years, then returned to the client if not used.
