  • 1.  AFFORDABLE HOUSING AND RELIGIOUS FACILITIES

The Urban Land Institute is looking for examples of affordable housing that is part of a religious complex--a church, synagogue, mosque, temple, doesn't matter what faith. Specifically, they are looking for examples of:
    - Unique partnerships (church/gov't, synagogue/private developer, church/non-profit, etc)
    - Continued mixed-use of Place of Worship (must still have church/synagogue use and not just selling the land to develop affordable units)
    - Most important is that it's a mixed-use affordable housing development and continues to be a place of worship with housing integrated
If you have worked on such a project, or know of one, please share it with us, or contact Joan Campbell at ULI at: Joan.Campbell@ULI.org.

    Michael -

Would a church-developed nursing home be an acceptable example? It is on their property, and the church shares facilities with the nursing home residents.  Let me know, and if you think this works, I'll forward information to Ms. Campbell.

    Thanks!

    Michael:

I have just started an affordable housing project for the Salvation Army in Tempe, AZ, which will have social services and will hold chapel services. However, the Federal Tax Credit program does not allow full time worship spaces to utilize tax credit dollars - they have to be paid directly out of the religious group's budget. 90% of all affordable housing is built through the Federal Tax Credit program, which is more complex than a quick post can suffice. Additionally, there is another project that RNL is working on with a local church's thrift store, however it is not on the church's campus and they will not be holding services onsite. I hope this helps.

The Diocese of San Diego has a Senior Citizen housing project on the same site as the Cathedral and Catholic Charities offices in downtown San Diego.

Also, most of Father Joe's Village's facilities have chapels located within them.

I have been working with the Abundant Life Fellowship Church, located in Edgewater Park, NJ, on their mixed use campus. The site, fully owned and operated by the Church through a development entity, includes the original Church and a 100 unit affordable senior apartment building, with a 20 unit special needs apartment building currently under construction. The Master Plan includes a second 43 unit affordable senior apartment building, cottages, and two mixed use commercial/residential buildings along the main street frontage. Let me know if you need further information regarding this project.
